Ashburn is having its moment.
The Silver Line reached Ashburn in November of 2022, and the effect is still working its way through this market. Downtown Washington is now a little over an hour away on a train that runs every ten minutes at rush hour — not the fastest ride in the region, but a predictable one, and predictability is worth more than speed on a bad Tuesday. Dulles Airport is two stops east, or twenty minutes by car. For the first time, Ashburn is a genuine commuter neighborhood rather than a place you move to when you've made peace with the Greenway.

One Loudoun keeps maturing into the downtown Ashburn never had. An 86,000-square-foot expansion is underway right now, bringing Anthropologie, Williams Sonoma, Arhaus, Tatte Bakery, and bartaco in alongside the Trader Joe's and the Alamo Drafthouse.

And underneath all of it sits the most concentrated data center market on earth — more than 250 facilities and some 53 million square feet built, carrying a large share of the world's internet traffic every day. That infrastructure generates roughly 38% of Loudoun County's general fund revenue, which is a substantial part of why residential assessments have stayed nearly flat while the county's tax base grew, and why Loudoun now has the highest median household income of any county in the United States.
Property values have followed. Countywide, the median sale price is up 2.5% year over year, homes are going under contract in a median of 34 days, and 42.5% of sales are closing above list price — more than seven points higher than a year ago.
So I'm especially glad to present this one.
43280 John Danforth Court is a brick-front colonial on a quiet court in Cedar Ridge, and it comes to market Thursday, August 27, at $1,150,000. Four bedrooms upstairs, including a primary suite that runs twenty-seven feet. Three full baths and a powder room. A main-level home office with floor-to-ceiling cherry built-ins and doors that close. A finished walk-up lower level with two rec rooms and a full bath. And — the thing I'd argue hardest for — a flat, wide-open backyard with an octagonal deck, on a lot that hasn't been surrendered to a slope or a retaining wall.
The three Loudoun County public schools this address is zoned for all sit within a mile and a quarter.

That comes to $267 per square foot, in a ZIP code running closer to $310. Larger homes always carry a lower per-foot number, so this isn't sleight of hand — but it does tell you the house is priced to sell rather than priced to sit. More on that below, honestly.
The Main Level
A covered brick porch with white columns opens into a hardwood foyer, and the formal rooms sit to either side.
The living room (12'1" x 13'4") takes the front corner, with crown molding and windows onto the porch. Across the foyer, the dining room (11'5" x 17'6") is the more formal of the two — full wainscoting, chair rail, and a bank of windows that pulls light across the floor all afternoon. It seats ten without anyone having to breathe in.

Past the stairs, the house opens up and stops being formal.
The kitchen (11'6" x 14'1") is a center-island layout with a corner sink and a dedicated pantry, fitted with a full stainless package: double wall oven, range, built-in microwave, dishwasher, and refrigerator. It runs directly into a breakfast nook (8'4" x 13'0") and then into the family room, which at 19'5" x 20'5" is just under four hundred square feet in a single space — fireplace on the far wall, windows on two sides, French doors to the deck. This is the room the house is built around, and it doesn't pretend to be anything other than what it is.
Behind the kitchen is a main-level laundry room (8'8" x 4'10"), plus a powder room and a coat closet. Main-level laundry is one of those features that sounds unremarkable until you've carried a hamper up two flights every day for a decade.
Nine-foot-plus ceilings, crown molding, recessed lighting, and hardwood run throughout.
The Office
Off the foyer, behind a set of double doors, is a room I want to single out: 16'4" x 12'2", with floor-to-ceiling cherry built-ins — five shelves of open display above a full run of cabinetry. Crown molding. Carpet, so it stays quiet. A window over the front lawn.

I've shown a great many houses in Loudoun County where the "office" is a dining room that gave up or a bedroom with a desk pushed into the corner. This is a purpose-built room with a real door, in a county where a large share of the workforce is at least partly remote. If two people in a household take calls for a living, this room is worth considerably more than its square footage suggests.
Upstairs
All four bedrooms are on the upper level — no split levels, nothing stranded over the garage.
The primary bedroom is 27'3" x 16'0", which is less a bedroom than a wing. There's room for a king bed, a full sitting area, and a dresser wall without the space feeling crowded, and the windows run the length of the rear wall looking out over the yard.

It opens to a walk-in closet of 19'8" x 7'6" — nearly 150 square feet of hanging and shelving — and a primary bath (9'0" x 13'9") with dual vanities, a soaking tub, and a separate walk-in shower. There's also a private water closet off the bath, the kind of small decision people quietly appreciate for twenty years.
The three secondary bedrooms measure 12'4" x 12'3", 12'1" x 14'5", and 12'4" x 11'9". All of them are real bedrooms with real closets; none is the room somebody has to be talked into. They share a hall bath (7'9" x 7'6") with a double vanity and a tub, so two people can get ready at the same time without negotiating.
An open-to-below overlook on the upper hall keeps the second floor from reading as a corridor with doors on it.

The Lower Level
The basement is fully finished apart from the storage, and it's doing real work:
Two rec rooms, a full bath, and a private door to the outside is an unusually flexible combination. It supports a gym and a theater, a music and hobby floor, a home business where clients never pass through the main level, or long-stay guests with genuine privacy.
And the storage room is still untouched. You get all of that finished space and you still have somewhere to put the Christmas decorations, the camping gear, and the bike you keep meaning to fix.
The Backyard
This is the feature I'd fight for.
The rear yard is level, open, and fully usable, bordered by mature trees with a garden bed and trellis at the back corner. A great deal of what's been built in Ashburn over the last fifteen years puts a beautiful house on a lot you can't do anything with. This one doesn't.
The octagonal deck off the family room's French doors was built for actual use — a grill on one side, a dining table on the other, and a wide staircase that steps down in tiers to the lawn rather than dropping off the back of the house. Landscape lighting runs along the deck stairs and the foundation plantings; the twilight photograph shows what the rear elevation does at dusk better than I can describe it.
Deck, walk-up basement entrance, flat lawn. It all connects, which is rarer than it sounds.
Cedar Ridge
Cedar Ridge is a small, established, early-2000s enclave of larger single-family homes on generous lots. It is not a resort-amenity community, and the HOA reflects that: about $101 a month, roughly $300 a quarter, covering common area maintenance, management, snow removal, and trash. There's no pool and no clubhouse. Set against the $200–$400 monthly dues common in Ashburn's larger amenity communities, that difference stays in your pocket every year.
What Cedar Ridge trades that fee for is where it sits.

The Academies of Loudoun — the county's $125 million, 119-acre magnet campus in Leesburg, housing the Academy of Science, the Academy of Engineering & Technology, and the Monroe Advanced Technical Academy — is about twenty minutes away. Admission is competitive, historically under 10% for the Academy of Science, and only Loudoun County students are eligible to apply.
School assignments and ratings change. Verify both directly with Loudoun County Public Schools before you write an offer, and I'll help you do it.
What a Weekend Here Looks Like
One Loudoun is under fifteen minutes away, and beyond the shops there's a summer concert series, movie nights on the green, and the Moonlight Market. Brambleton Town Center covers the other direction — a Regal with 4DX and IMAX, Harris Teeter, a county library branch, and Ahso Restaurant with its wine bar next door.
The Ashburn places people will defend to you: Ford's Fish Shack for New England seafood, Carolina Brothers BBQ, and Cooper's Hawk Winery & Restaurant over on Belmont Chase. For beer, Lost Rhino Brewing Company is right here in Ashburn, and Crooked Run Fermentation is a short hop in Sterling and downtown Leesburg. The LoCo Ale Trail links the county's breweries, several of which sit directly on the bike path.
And the wine. Loudoun is marketed as DC's Wine Country and has earned it — more than fifty wineries and tasting rooms, including four Virginia Governor's Cup winners in The Barns at Hamilton Station, 868 Estate Vineyards, Cana Vineyards, and Breaux Vineyards. Most sit twenty to forty minutes west, through some of the prettiest country in the mid-Atlantic.
Outdoors, the W&OD Trail runs forty-five paved miles from Shirlington to Purcellville on an old rail bed and passes straight through Ashburn, carrying over two million users a year, with a trailhead lot at Ashburn Road near the historic Partlow Brothers Store around mile marker 27.5. Beyond it: Beaverdam Reservoir, three hundred acres whose water access reopened in 2024 with kayak, canoe, and paddleboard rentals; Ashburn Park, sixteen acres of creek and nature trails in town; Claude Moore Park in Sterling, 357 acres with eleven miles of hiking trails and a rec center built around a fifty-meter, ten-lane pool and a climbing wall; and Algonkian Regional Park, 838 acres on the Potomac with a boat launch, an eighteen-hole public course, and Volcano Island Waterpark.
Golfers, this is your county. Brambleton Golf Course is public and right here, roughly $30 to $47 for eighteen depending on the day. Belmont Country Club in Ashburn is a private Arnold Palmer design. Raspberry Falls in Leesburg is a public Gary Player course. 1757 Golf Club on Waxpool has a public range and simulators. I play whenever the calendar allows it, and I'll say plainly that this is one of the best golf ZIP codes in the DMV.
The Washington Commanders are headquartered here in Ashburn at the BigBear.ai Performance Center; 2026 was the fifth straight year of training camp in town, with five practices open to the public and free tickets — ten minutes from this driveway. And Loudoun United FC plays USL Championship soccer at Segra Field in Leesburg, twenty minutes up the road, five thousand seats and an easy, affordable night out.
What $1,150,000 Buys on This Street
I'd rather you hear the market from me than assemble it from a portal, so here's the full picture, including the part that complicates my own listing.
Countywide, Loudoun is tight, and the headline about Northern Virginia inventory rising 19.6% doesn't tell the whole story. In July of 2026, that growth was condos up 41.1% and attached homes up 33.0%, while detached single-family inventory was actually down 2.5%. Detached houses in established neighborhoods are not the thing there's suddenly more of.
Street level is more mixed. John Danforth Court has nine homes, and two recent data points matter:

43276 John Danforth Court, considerably larger at 5,326 square feet with four and a half baths, listed in July at $1,275,000, was cut to $1,249,500 in early August, and is still on the market.
So this street will reward a well-presented, well-priced house, and it will just as readily let an ambitious one sit. Cedar Ridge's median sale price is around $1,135,000. At $1,150,000 for 4,305 square feet — freshly staged, finished walk-up lower level, this school proximity — we priced it to be the first house on the block that sells, not the one that tests the ceiling.
That was a deliberate decision, and I'd give you the same recommendation if it were your house.
What This Home Does Well
It separates space. Formal rooms at the front, casual living at the back, bedrooms upstairs, two finished rec rooms below. Several things can be happening at once without colliding.
It has a genuine office. Double doors, built-in cabinetry, quiet — on the main level, not carved out of a bedroom.
The lower level stands on its own. Two rec rooms, a full bath, and a private walk-up entrance to the yard.
The location does heavy lifting. Three assigned schools inside 1.2 miles, twenty minutes to Dulles, a short drive to the Silver Line, fifteen minutes to One Loudoun.
And the yard is the real thing. Flat, open, big enough to plan around, with a deck already built to take advantage of it. If you've walked five houses in this range and every backyard was a slope, a postage stamp, or a wall — come see this one.

43280 John Danforth Court is active Thursday, August 27, 2026. Private showings are being scheduled now, and given the school proximity and how thin detached inventory is at this price, I'd expect the first weekend to be busy.
