That makes 12928 Hawkins Circle unusual: a villa Manor House Builders finished in 2025, set among the community's established homes. It's ready for its first owner now, offered at $399,000.
It has three bedrooms, three full baths, and 2,191 square feet above grade, with a full basement below. The HOA handles lawn care, snow removal, trash, road maintenance, and the common areas for $250 a month, so weekends go to whatever you'd rather be doing.

How It Compares
Cortland Villas has plenty of recent sales to compare against, so here are the numbers.
In August, 13030 Hawkins Circle sold for $399,900. That villa is almost exactly the same size, at 2,192 square feet above grade, but it was built in 2005. 13025 Hawkins Circle, a larger 2,880-square-foot villa from 2006, is currently listed at $454,900 after a price reduction.
At $399,000, 12928 Hawkins costs about the same as a twenty-year-old villa of the same size, but every system, surface, and appliance is new. That's about $182 per finished square foot for new construction in an established community, and it's the most direct way to put the asking price in context.
